Welcome to Alvora Vacation Rentals. By making a reservation, accessing our website, or staying at any Alvora property, you agree to the following Terms and Conditions.

These Terms apply to all Alvora vacation rental properties, including:

1. Reservation Agreement

By booking a stay with Alvora, the guest confirms that they are at least 25 years of age and legally authorized to enter into this rental agreement.

The individual making the reservation must occupy the property during the entire reservation period and assumes responsibility for all guests within the booking.

2. Occupancy Limits

Maximum occupancy limits vary by property and must never be exceeded.

• Cozy Coastal Casa – 4 Guests
• The Seabreeze – 10 Guests
• The Sandcastle – As Listed
• The Nautilus – 6 Guests
• Sea Sound Escape – 6 Guests

Unauthorized guests may result in immediate termination of the reservation without refund.

3. Check-In & Check-Out

• Check-In: After 4:00 PM
• Check-Out: By 10:00 AM or 11:00 AM depending on the property listing
• Early check-in or late checkout requests are subject to availability.

4. House Rules

• No parties or events are permitted.
• Quiet hours begin at 10:00 PM.
• No illegal activity is permitted.
• Guests must respect neighbors and surrounding properties.
• Furniture may not be moved without approval.
• Only registered guests may stay overnight.

5. Smoking Policy

All Alvora properties are non-smoking indoors.

Smoking may only occur outdoors in designated areas where permitted.

Guests will be charged a minimum cleaning fee of $200-$250 for smoke odors, cigarette damage, or violations of the smoking policy.

6. Pet Policy

Pet allowances vary by property.

Where pets are permitted, guests remain fully responsible for any damages, excessive cleaning requirements, or disturbances caused by their animals.

7. Property Care & Damage

Guests agree to maintain the property in good condition during their stay.

• Report accidental damage immediately.
• Do not remove furnishings or amenities.
• Do not tamper with appliances or utilities.
• Do not leave air conditioning running while doors are open.

Guests may be charged for repairs, replacements, excessive cleaning, or missing items.

8. Safety & Security

Guests are responsible for securing doors, windows, and personal belongings during their stay.

Alvora is not responsible for loss, theft, injury, accidents, or damage to personal property occurring during a guest's stay.

9. Outdoor Amenities

Certain properties may include outdoor showers, patios, fire pits, grills, fenced yards, shared outdoor spaces, or other amenities.

Use of these amenities is at the guest's own risk.

10. Cancellations & Refunds

Cancellation policies vary depending on the booking platform used.

• Airbnb Reservations: Subject to Airbnb policies.
• VRBO Reservations: Subject to VRBO policies.
• Booking.com Reservations: Subject to Booking.com policies.
• Direct Bookings: Subject to the cancellation policy displayed during checkout.

Guests are encouraged to review cancellation terms before completing a reservation.

11. Force Majeure

Alvora shall not be liable for circumstances beyond its reasonable control including weather events, hurricanes, natural disasters, utility interruptions, governmental restrictions, pandemics, or other unforeseen events.

12. Website Usage

Visitors may use the Alvora website for lawful purposes only.

Users agree not to attempt unauthorized access, interfere with website functionality, distribute malware, or engage in fraudulent activity.

13. Intellectual Property

All website content, photographs, logos, graphics, branding, and written materials remain the property of Alvora Vacation Rentals unless otherwise stated.

Unauthorized copying, reproduction, or redistribution is prohibited.

14. Limitation of Liability

To the maximum extent permitted by law, Alvora Vacation Rentals shall not be liable for indirect, incidental, consequential, or special damages arising from use of the website, booking services, or occupancy of any rental property.

15. Governing Law

These Terms and Conditions shall be governed by the laws of the State of Florida and applicable United States laws.
